This rare double garage immediately caught our attention when it came on the market in a derelict state. There is a severe shortage of storage space and off-street parking in the affluent yet densely populated areas of Southwest London, and we had recently begun diversifying into this type of asset. It was easy to see beyond the property’s current state and see the opportunity for added value.
Despite objections from the neighbours, controversial panning permission had been granted to demolish the structure and replace it with a very small residential building. As this would have required the excavation of a basement, it was clear from the outset that pursuing this development was not an economically viable option. Instead, we set off to repair and modernise the existing structure.
Building work on this site was hampered by the lack of utilities, which we immediately sought to address. However, instating a new electrical connection is costly and tedious as it requires coordinating the work of three separate entities: distribution network operator, utility provider, and on-site electrical engineer. Thankfully, the main structure of the building was sound, despite its dilapidated appearance.
Notwithstanding the small size and scope, the project required coordinating the work of numerous trades and specialists, with a particular emphasis on security. Although we experienced some minor setbacks and supplier delays, the team managed to complete the work within budget and on schedule. We are proud to have conserved this building for its originally intended purpose.
The size, quality and amenities of the finished property are completely unique in this location. Most garages and storage units in central London have been demolished to make way for residential developments. While storage space is generally scarce, it is particularly difficult to find garages suitably large for modern cars. Most also lack the amenities required for storing items of high value, such as utilities and an appropriate level of security.
